How Much Does Carpet Cleaning Cost in Atlanta?

Carpet cleaning in Atlanta costs somewhere between $150 and $350 for most homes — but that range is useless on its own, because what matters is what changes it, and whether the company quoting you will still be saying the same number once they are standing in your hallway.

So here is our full price list, what the rest of Metro Atlanta charges, and the one line in a cheap quote that tells you it is going to grow.

Most carpet cleaning companies will not publish this. We do, because every hour spent explaining a price on the phone is an hour nobody is paid for — yours or ours.

The $120 minimum covers up to two rooms, a sofa, or two area rugs. It exists because the drive, the setup and the water are the same whether we clean one room or two, and a single-room job does not pay for the visit.

A note on how seats are counted, because this is where quotes get slippery elsewhere: both arms of a sofa together count as one seat. A three-seat sofa is three seats, not five. A loveseat is two.

Chairs are their own thing. A dining chair inside a normal upholstery job is $25. On chair-only work — a restaurant, a church hall, an office — volume pricing starts at ten chairs and falls from $14–18 each down to $10–13 above fifty.

What we are not going to claim is that we are the cheapest number you will see advertised. We are not, and the next section is why.

What a $99 whole-house ad really means

You have seen it: three rooms for $89, whole house for $99, five areas for $129. Those ads work because the number gets the appointment, and the appointment is where the real price gets made.

Here is the usual sequence. The technician arrives, walks the house, and finds reasons the advertised rate does not apply. The rooms are larger than the standard area defined in the fine print, so one room counts as two. There is a pre-treatment charge for traffic lanes, which every used carpet has. Deodoriser is extra. Protector is extra. Stairs were never included. The pet spot needs a specialist treatment priced by the spot.

By then you have taken time off work, the furniture is moved, and you are standing in your own hallway being quoted three times the number that brought them there. Almost nobody says no at that point. That is the design.

This is the most common complaint in our industry, and it is not about bad cleaning. It is about a quote that changes after the door closes.

We price from photos and a description, before anyone is dispatched. The number you get is the number you pay. And if the job turns out smaller than we quoted, you pay less — the quote is a ceiling, not a floor.

What actually moves your price

How many rooms, and how big. A bedroom and a great room are not the same square footage, and honest pricing accounts for that up front rather than on arrival.

Stairs. A staircase holds more soil per square foot than any floor in the house and cannot be done with a wand — it is hand tools, one tread at a time. That is why it is priced separately everywhere, including here.

Fibre. Nylon and polyester take a straightforward hot rinse. Wool needs cooler water, pH-correct solution and controlled drying, because wool felts and shrinks when it is treated like synthetic. Wool costs more because it takes longer and carries more risk.

How long since the last clean. Carpet that has not been cleaned in six years is not six times dirtier — it is a different job. Soil bonds to the fibre and needs pre-spray, dwell time and agitation before extraction does anything at all.

Pet urine. The biggest single swing. Urine does not sit on the carpet, it soaks through into the padding, and surface cleaning does nothing to it. Enzyme treatment at padding level is +$30. If it reached the subfloor, the padding may need replacing, and we will tell you that instead of selling you a treatment that will not hold.

Furniture. We move what two people can move safely. Beds, pianos, full bookcases and anything with electronics stay where they are, and we clean around them.

What is included, and what is never added later

Included in every job, at no separate charge: inspection and fibre test, pre-spray on traffic lanes, hot water extraction, grooming, and speed-drying with air movers.

Never appears as a surprise line on your bill: pre-treatment, deodoriser, standard-area recalculations, or a fuel surcharge.

Optional, and quoted before we start rather than after: fabric protector, and enzyme treatment for pet urine. If something changes the scope for real — urine that reached the subfloor is the usual one — we stop, show you, and you decide before we touch it.

When carpet cleaning is not worth the money

Sometimes the honest answer is do not spend it, and you should hear that before you book rather than after we have your money.

Cleaning is the wrong purchase when the backing has delaminated and the carpet ripples or lifts away from the floor. When the pile is matted flat down to the weave in the traffic lanes, because the fibre is physically worn and no amount of extraction restores fibre that is gone. When pet damage has soaked through to the subfloor across a large area, where doing it properly starts to approach the cost of replacement. And when you are replacing the carpet in the next few months anyway.

How to compare two quotes

If you are weighing us against somebody else, four questions make the comparison honest. Ask all four of both of us.

Is that the price I pay, or the price to get you here? Ask it exactly that way, and listen for whether the answer is a straight yes.

What counts as a room? Some companies define a standard area in the fine print at around 200 square feet, which quietly turns one great room into two rooms on the invoice.

Are stairs, pre-treatment and deodoriser included or extra? Get that before the visit, not during it.

What happens if the job is smaller than quoted? Almost nobody will tell you the price comes down. That answer alone tells you which kind of company you are talking to.
